“五一”上海楼市掀起“改善潮” 房企卷品质带来新盘高认筹率

五一假期前夕,上海新房市场新增11个商品房项目过会,共计1577套房源于近日陆续入市,这些项目以高端改善型产品为主,最贵的一套房源价格超过了1.5亿元。尽管不少上海居民在假期离沪出游,但上海新房市场依然热度不减,多个新房项目选择在假期进行认购,最终的认筹情况依然火爆,多盘触发限售和积分制。不久前,位于浦东新区的翡云悦府第一批次房源只用了三个多小时就售罄,该盘在五一假期开出第二批次房源,又收获了318%的高认筹率。位于徐汇滨江的全国单价地王楼盘“绿城潮鸣东方”在假期第二天结束了认购,这个备案价高达19.5万元/平方米的楼盘一次性推出了全部120套房源,收获了超200组认购。记者实地探访发现,尽管部分楼盘单价较板块前期价格有所上涨,但购房者仍踊跃入场,多个楼盘样板间出现同时挤满3至4组家庭的火爆场景。与此同时,开发商在产品力上展开了“竞赛”,大横厅、智能家装、高端厨电配置等成为标配,楼市品质升级趋势越发凸显。(财联社)
